Xcel Roofing is excited to be selected to provide care for your home. We understand how important your home is to you so we thought you should know what to expect while we are working on it.

What is the first step in removing my old roof?

Construction can be messy. When we remove your old roof there will be a lot of debris – your old shingles, old felt, nails and metal flashing. We try our best to get it safely into the dump trailer without damaging the rest of your home, your landscape or other personal property. Should you notice any damage, please let us know immediately.

Where will you put the old materials?

We will place a dump trailer or dumpster in your driveway during the re-roofing process. The placement of the trailer is based on the safety of our roof crew and the most efficient way to dispose of the roof waste. We apologize in the advance for any inconvenience this may cause.

Where will the new materials be placed?

When our supply house delivers your roofing materials, they may load them on your roof. This is completely safe and will not hurt your roof. It’s called “roof loading” and it helps our crews get your roof installed quicker and safer. We’ll let you know before the truck shows up to load your roof. We will need your driveway to be free of any cars or trucks.

What happens if you can’t roof load?

Sometimes we can’t roof load a house. This is often times due to a tree that is blocking access for the crane truck or a roof that is too steep. No problem. We’ll just leave the materials in your driveway. We’ll agree with you ahead of time on the placement.

Do I need to leave my home when you are roofing?

Roofing is noisy and if you are inside the house while we are working it can sound like an army is on your roof. A typical crew has 5-8 members. Each of them will be walking around on your roof and operating air powered tools using a generator. We’re sorry in advance for all the noise!

How should I prepare my home for your arrival?

With all the crewmembers walking around, heavy shingles being moved and powered tools being used your home might vibrate some! This is completely normal but we do advise that if you have collectibles on shelves, pictures on your walls or other items in areas that might be effected by vibration that you move them to a safe place inside your home while we are working just in case.

Is roofing all you do?

Xcel Roofing does more than just roofs! If we have been contracted to do gutters, siding, windows, paint or other trades we want you to understand that it is our goal to get these items completed in a timely manner. However, we have to fit together schedules in order to do your work in the proper order. Weather can also play a role in delays. For these reasons we will provide you with date ranges rather than exact days and times when additional work crews will be scheduled for you. Don’t worry though, we’ll move them through a quickly as possible for you.

What if there is damage you can’t initially see?

While we are working on your roof we might run into surprises. Like most construction projects, sometimes you don’t know you have an issue until you dig into the work and find it. We will let you know if we discover anything like that on your project and will work with your insurance adjustor to see if it will qualify to be paid under your policy.

What do I do if I need a skylight replaced?

Here’s a pro tip. Spread a heavy blanket under the skylight the day of the replacement. When the crew removes the skylight, any drywall dust and small pieces will be caught by the blanket and clean-up is a breeze.

How will payment happen?

When your insurance company pays for your damages they typically pay in two parts, ACV and RCV checks. ACV stands for “Actual Cash Value” this is the first check you will receive and will cover only a portion of the cost of the overall project. RCV stands for “Replacement Cash Value” combined with the ACV check and your deductible, this check pays the balance of the work being performed. Your Xcel Outside Project Manager will explain this in more detail for you in person.

When do I do my paperwork?

We recommend sending in the paperwork that some mortgage companies require as early as possible. Mortgage companies and banks can take weeks to process documents.

What happens with leftover materials?

It is likely that when we are done there will be left over materials. Those materials must be returned to the supply house, as the insurance company does not pay for them. Once our work has been completed we will remove these materials and return them to the supply house.

So what’s a code upgrade?

Communities around the county have different roof construction codes. Sometimes the adjustor on a house in your state might miss or forget to include a roof component that is required by the local code. An example of this might be the ice/water shield. We will work with your insurance company and adjustor to get the cost of the missing code item added into the overall scope of the work. That’s a code upgrade!

What’s up with all granules in my downspouts and driveway from my new roof?

Shingle manufacturers apply a light coating of sandy material to each shingle to keep them from sticking together. After the first couple of rains, these will wash off your roof and you shouldn’t see them again. Of course, call us if you do!

Why won’t you waive my deductible?

The simple answer to this question is that it would be in violation of insurance law statutes. The law says we can’t – so we don’t.

Why don’t you give me an estimate to see if I can get my roof done for less money?

Your insurance company is going to pay what we bill them for not to exceed their own estimate. If we were to bill them for less, they will simply keep the difference and it would not be paid to you. Also, we don’t cut corners in order to get a cheap roof installed. We replace your roof with the highest quality shingles and roof products available and that your insurance company allows.
